During the home-buying process, we recommend asking your realtor to obtain and review these documents with you so you fully understand the Association's requirements before closing.
Once you have entered into a contract to purchase a home within Lakes at Waterstone, Association approval is required prior to occupancy. Your realtor and title company will assist you through this process and help ensure all required documentation is submitted and approved before closing.
An estoppel certificate provides a summary of any outstanding assessments, fees, or other amounts owed to the Association by the seller. Under Florida law, purchasers may become jointly and severally liable for certain unpaid assessments; therefore, obtaining an estoppel certificate is an important part of the closing process.
